Tips & Tricks to Buying a Ski Chalet

The Blue Mountains and surrounding areas are known for some of the best skiing and snowboarding in the province, which is why there is continual interest in buying chalets or winter residences in the area. For many people who love to take part in winter pursuits, the drive to and from the city can really take away from time on the slopes! Another big concern is the expenses involved when you have to travel to enjoy the ski hills. These include gas, hotels or home rentals, dining out, and so on. If you’re thinking of buying a chalet, cabin or condo, we’ve outlined a few tips for you to consider to help you get closer to making that decision to buy a little slice of real estate heaven close by your favourite place to hang out:

1. Year-round enjoyment

While some people who buy property in cottage country might only make use of it during the summer and fall months, when you buy a ski chalet or vacation property in this area, you can enjoy it all year long! While skiing and snowboarding may seem like the main attraction, don’t forget that in spring, summer and fall too, the shores of Georgian Bay are a magical vacation destination all on their own.

2. Rental income potential

If you know you won’t be using your chalet as often as you’d like, you can rent it out. The added income can help offset the costs of owning, but be sure to follow the local by-laws and the rules in your condo agreement regarding rental units and screen your renters carefully.

3. Unique living

For people who are used to owning a residence in a bigger urban centre, it can be a little different when living up in ski country. For example, the snowfall and winter road conditions are quite different than what some are used to, so extra preparation is important…and snow tires are a must! Depending on if your chalet is in town or not, you may need to look into hiring a snow removal company and/or getting your roof cleared off in winter. Further, be sure to find out if you’re on a septic system and learn what that means for you as a homeowner.

4. Safety and security

You’ll need to take a few extra measures to keep your ski chalet or cabin safe and sound. If it will be left vacant for extended periods of time, you’ll need to keep pipes from freezing and critters from getting in, as well as keep it locked up securely. If you have a wood stove, be sure to get it and your chimney cleaned and inspected in the spring and fall. Finally, don’t forget that you’ll need proper insurance on your chalet to keep you, your guests, your belongings and your property protected.
