In an era of do-it-yourself enthusiasts and a desire to cut back on costs, a common question asked by sellers and buyers nowadays is, “Do you really need to use a Realtor®?”. As tempting as it might be to go it alone, there are many benefits that come with working with a Realtor®. Let’s take a look at some of they key points here when either buying or selling:

1. Education & training

Realtors® are certified; they must complete regulated courses and tests. They also submit an application to Real Estate Council of Ontario (RECO) and maintain their license each year. Further, they must join the Canadian Real Estate Association (CREA) and follow the mandatory code of ethics that govern this organization. Additionally, a good Realtor® has an obligation to continue their lifelong learning and keep up with industry trends and real estate market changes.

2. Knowledge

Another important reason you should work with a Realtor® is that they know the market and the local areas well – from Meaford to Wasaga Beach and everywhere in-between our beautiful Georgian Triangle. A Realtor® will know which neighbourhoods are in high demand, what’s selling and what’s not, current market values for comparable properties, and even what home designs are trending. They also get ‘inside scoops’ on properties that may soon be listed, new constructions builds, and re-development or zoning changes. They are industry professionals; it’s their job to be ‘in the know’.

3. Negotiating skills

A key aspect of being a good Realtor® is a little skill called negotiating. If you have ever felt the slightest bit uneasy haggling with a street vendor for example, multiply that by 1000 and you will have some idea of what it takes to negotiate a home sale. Be it the price, specific conditions, closing dates, fixtures and so on, they are committed to helping you; they handle those awkward negotiations with ease and they know what to ask for.

4. Protection

Last, but not least, working with a licensed Realtor® will protect you and your purchase. Their code of ethics stipulates how they work and interact with you and others involved in a home sale or purchase, and they are obliged to act with integrity and honesty. Further, they understand local by-laws, your rights and responsibilities, as well as the sometimes tricky ‘legal language’ of a purchase agreement.
