1) Price it right

Pricing your home for a quick sale doesn’t mean pricing it below its value, it means pricing it competitively and pricing it to move. For most people who list their homes quickly, it often means that they didn’t invest in extensive renovations or upgrades prior to listing it, so unless the home is in mint condition or in a very coveted neighbourhood, getting above market value may not be in the cards. Keep in mind that the real estate market is always in flux, so it’s hard to predict a final sale price.

2) Clean & unclutter

When showing a home to prospective buyers, a home must be clean, uncluttered and staged carefully, even if it’s for an accelerated sale. A good cleaning can be done in a weekend, and if there’s no time to sort through each room and closet to purge the clutter, you can rent out a storage unit to put it in until you’ve sold your home. Don’t forget to call in some ‘past due’ favours from friends and family if needed or hire professional cleaners and stagers to help get the job done. When you ‘wow’ potential buyers with your gorgeous home, they’ll be less likely to come in too low on their offer.

3) Curb appeal matters

How does your home look from the outside? Is there work that needs to be done that would deter a buyer? As we all know, first impressions are important; a strong curb appeal draws buyers in and keeps them interested in looking at the rest of the home. Make sure your lawn, garden and entryways are looking ship-shape. This includes fixing up any leaky eaves, driveway cracks, or rips in screens. Selling in winter? Keep that snow shovelled and laneways cleared.

4) Make it picture perfect

The internet is a powerful tool when selling a home, and potential buyers will see your listing within seconds of it being listed online. That’s why you need your home’s photos to be perfectly appealing – capturing all the right lighting, angles and highlighted features of the house. This is no time for an amateur job; call in a professional photographer who specializes in homes and you’ll draw buyers in.

5) Find a reliable Realtor®
