For Realtors® who have been in the business a while, our jobs were quite different before some of the modern advancements we now use. Keeping up with the various trends in technology is part of many people’s lives, and Realtors® are no exception; it’s a natural part of our jobs. Here are just some of the ways that new technology and tools help us, and our valued clients:
Internet & cloud services
It may seem obvious, but it wasn’t all that long ago that real estate professionals relied solely on print media and word of mouth to promote a listing. For interested buyers, they had to wait for the weekend newspaper and make a mad dash to an open house or to reach their Realtor® in order to view a home. With advancements in online services such as MLS, starting a home search has never been more convenient. Now there are many online options that make the entire process more efficient and streamlined. There’s no more faxing back and forth now that there are various online options for sharing and editing documents, graphics and folders. The convenience of signing documents electronically has made life easier for everyone, and the bonus is that it helps save the planet with less paper and less driving! Some Realtors® are also starting to make more use of tools such as “Customer Relationship Management” (CRM) as well as using chat bots - those little pop ups that keep customers, and potential clients, engaged.
Cell phones & apps
Although cell phones have been in regular use by most Realtors® for about 20 years now, the availability of various mobile phone applications has made it so convenient for Realtors® and their clients (as well as their brokerage) to communicate, set up viewings, review documents and much more. Further, there are many apps that help keep everyone on schedule, organized and finding what they need to find. Whatever you’re looking for, there’s an app for that!
Getting and growing referrals is a key component of sales, including real estate sales. Many Realtors® make good use of social media platforms such as Facebook, Twitter, LinkedIn and Instagram to gain a wider audience, and get more engagement and traffic. Every new ‘follower’ is a potential referral, so Realtors® are upping their game to learn more about how to maximize social media to their advantage.
Virtual reality (VR)
The option of getting a virtual tour of a home before actually going to see it is very alluring and convenient. With the rise of virtual reality and even augmented reality, potential buyers can envision themselves in the home, thus increasing the interest in the listing.
Marketing a potential property to the max is every Realtor’s® goal. Using aerial photography is becoming more affordable and accessible for people in the real estate business. Not only does the use of drones help capture the entire property in video and/or still photography formats, it also can highlight nearby features such as parks, schools, waterfront proximity, and more.
Keeping up & finding success
It’s hard to predict the next latest and greatest technology, as new tools are being developed almost daily! Blockchain is something we’re learning more about for example, and it may transform the real estate industry even more than anyone imagined. What it all boils down to is that you have a Realtor® you can trust, who’s knowledgeable, experienced and someone you relate to – that’s not something that a machine can do – at least in the foreseeable future. Further, your Realtor® will know the ins and out of your geographic area, the neighbourhood, and local home values. They are also trained negotiators, something no ‘app’ can do! Although technology can speed up certain processes, and help expedite a home search, it’s all about the human touch that makes the difference when selling or buying your home.
